Port Townsend's rainfall average is 11”-17” per year due to the rain shadow. This Victorian seaport possesses some of the most incredible energy you will find anywhere in the pacific northwest. Only 6 miles from town, this privat, gated community hosts an incredible natural playground with 1.5 miles of sandy beach; boat launching area; clubhouse; pool; 5 tennis courts; walking trails galore. The school district for this area is Port Townsend.

Kala Point Community overlooks Port Townsend Bay and the Cascades from water view homes. There is a larger proportion of non-view sites than view sites. There are over 453 lots, about 80% built out. The school district for this area is Chimacum.

Travel:10 minutes from gas and grocerery; 20 minutes to Port Townsend at 18 miles.

Port Hadlock, Irondale, Chimacum, Center Valley, Beaver Valley, and Oak Bay
These areas make up the countryside of our area. Lovely valleys, rich farmland, and heritage. Port Hadlock and Irondale have more in the way of homes on lots with more acreage in the remaining areas; a wide variety of homes and land. Port Hadlock is quietly becoming a town of good commerce and a central hub for the county. View acreage can be found here from $150k.

Cape George
A Private Community located only 10 minutes from town. Two words can begin to describe this area: Breathtaking west views of the Olympic mountains, Discovery Bay, Protection Island, and the Straits. Cape George consists of 3 sections: the Colony, the Village, and the Highlands.

The Colony has stick built homes only. Lots range from $159k and up, homes from $299,000 and up.

The Village which allows manufactured homes; has lots that begin at $85,000 and homes from $165,000.

In the Highlands, lots are 2-5 acre parcels priced from $85K.

The school district for this area is Port Townsend. Blazing sunsets and the Olympic mountains are views that change daily in this established community of solid values. This is not a “gated” community but there are CC&Rs. Amenities include: Marina, moorage, 2 miles of beach, a pool, clubhouse and workshop available to all sections. Home Owner Association Fees: $618 a year and includes water.

Upper Discovery Bay
This area is from below Cape George to Anderson Lake. All kinds of homes and property types, pockets throughout. Acreages run $150k-$550k; Waterfront homes $575k and up. Discovery Ridge, Discovery Bay Heights, Lane De Chantal, Ocean Grove, Beckett Point. The great thing about this area is the fact that you are in a rural setting, some with CC&R’s and only 10-15 minutes from town yet out in the country.

Discovery Bay Golf Course, 18 holes, quiet and lovely countryside. Remember, you are close to water and the Olympics are gorgeous, the sunsets awesome!

House Values: waterfront homes begin at $475,000. Acreage starts at $79,000.

Lower Discovery Bay
A little misleading as there aren’t many properties for sale in this area but there is a lot of land. Acreage from $60k and homes along this area are mixed with manufactured and stick built. Waterfront properties run $300k +. This area is the midway point from Sequim and the Hood Canal bridge - about 20 minutes out from town.

Quilcene and Brinnon
In the olden days, this was a thriving lumber camp area. A lot of great history here. Now you can enjoy the calm waters, plentiful seafood, and colorful sunsets.

Property values are are good, the distance long, but what a great place for a nest on the Hood Canal. Vacation property, telecommuter, or whatever your specialty, this is a great get-away to days gone by.

Home Values are varied and affordable.

Travel: It's pretty much a long way either way you go, but it's thick and lush down here.

Paradise Bay, Shine, and South Point
Paradise Bay was a summer slumber area in the olden days, and now hosts a great little community with beach access. Home prices start at $125,000.

Shine and South Point are just south of the Hood Canal Bridge and enjoy community beach rights as well. The lots are mostly .5 acres and are more rural, but, oh, what views!

Both are in the Chimacum School District.

The Toandos Peninsula
If this map extended further down, you would find a peninsula across from Quilcene. A lot of land out there, and it's a good 20 minutes to Quilcene and about 40 minutes to the Hood Canal Bridge. Rough and ruggedly wild, but so beautiful. Nature in the raw.

Property Values: Homes range from $62,000 to $1,200,000. Land starts at $40,000.

Port Ludlow
Some of the finest harbors in the county are found here. Port Ludlow has multiple pockets to be found: more established areas above the resort and more contemporary areas around the waterway. There is a world class, 27-hole golf course and a vibrant and active community for boating, kayaking, biking; a natural nautical playground. In Port Ludlow itself are 1/2 to 1/3+ acre lots with homes in a labyrinth of tucked away streets and cul-de-sacs. There is a little more moisture and it is cooler than Port Townsend but it still enjoys the rain shadow and good values are to be found there.

Lots are .3 to .5 acres with homes in a labyrinth of tucked away streets and cul de sacs. Port Ludlow receives a little more moisture and is a little cooler than Port Townsend, but still enjoys they rain shadow. Good values are to be found there. Port Ludlow is in the Chimacum School District.

Property Values: Range from $310k and up. The HOA fee is $422-$720 per year. Lots:b> $95k-$400k. Condos are available, starting at $315k+.

Travel: 20 minutes to Port Townsend. Seattle is a 45 minute drive plus a 30 minute ferry ride away. The school district for this area is Chimacum.
